A downsizing purchase fails in underwriting far more often than it fails in negotiation. The buyer is retired, the W-2s have stopped, and the income on paper looks nothing like the balance sheet. An agent who has never structured a file does not know that until the loan is denied.
What that changes in practice
- Approval path first. Before touring, I work with a lender to confirm which structure applies — asset depletion, pension and Social Security income, or a Non-QM product that underwrites assets rather than employment.
- Offers that are credible. A listing agent can tell the difference between a pre-qualification letter and a file that has actually been looked at. In a competitive property that difference wins.
- Bridge and HELOC math done properly. Buying before selling is a financing question dressed up as a strategy question. I can model what it genuinely costs rather than hand-waving at it.
- No surprises at the closing table. Reserve requirements, seasoning, gift documentation, and the treatment of a departing residence all have rules. They get handled early instead of discovered late.
I am a licensed real estate salesperson, not a licensed mortgage loan originator, and I am not acting as one in connection with this website or your transaction. I do not originate your loan, quote you a rate, or make any offer to lend. What I bring is the ability to ask a lender the right questions early and to read the answers accurately on your behalf.
